The 5-Step Roof Replacement Process: What Every Homeowner Should Expect

For most Jacksonville homeowners, roof replacement is a once-in-a-lifetime project. According to roofing industry estimates, nearly half of U.S. homeowners have never had to replace their roof. With most roofs lasting 20–30 years, many homeowners move or sell before a replacement is needed, making roof replacement a once-in-a-lifetime project for most.

Luckily for you, NexGen Roofing has refined this process to give our Jacksonville customers an idea of exactly what this process SHOULD look like. As a leading roofing company in Northeast Florida, our experts have worked with dozens of contractors around the State of Florida. The good news is, the process is simple, in theory.

DISCLAIMER - There are always going to be variables outside of the control of the contractor.

What Every Homeowner Should Expect With A Roof Replacement

What Are The Variables Affecting Your Jacksonville Roofing Project?

Weather

Weather is the biggest reason for delays in contractors' schedules, especially in Jacksonville's unpredictable climate. To open up a roofing system, you need ideal weather conditions free of any precipitation. Trust us – we don't want to open your roof if there's a storm, and you definitely don't want that either. This is the biggest way to experience unforeseen and unexpected damages during your project. If a contractor is pushing a project because of weather – be thankful! This is the right choice.

Excessive Heat

The folks in this industry that are doing the actual work, on top of the roof are the real heroes of this story. It is a grueling process to tear off and replace a roof in the perfect conditions. You can imagine how difficult and physically exhausting, not to mention dangerous, it is for our men and women on the roof to be conducting their work in the heat of a Jacksonville summer.

Material Delays and Material Shortage

As a contractor with W2 employees, we have control over our labor and the timelines of personnel to manage your project. What we don't have is control of the material manufacturers and suppliers. If a manufacturer has a delay or increase in pricing, or drop in availability of a composite material, the contractor may experience delays in the roofing project. Similarly, if a supplier is experiencing delays or material shortages, it will likely affect the delivery date of your materials – which will trickle down to the contractor having to push the project date.

A Brief Clarification:

  • A Material Manufacturer is the company that is actually creating the products that go on your roof. Shingles, Flashing, accessories, etc.

  • A Material Supplier is the company buying the materials wholesale from the manufacturer and then selling them to the contractor. They are typically responsible for the delivery of your roofing materials.

We are proud to work alongside the best in the business – Owens Corning (Material Manufacturer), and SRS (Material Supplier).

The Process

Assuming the contractor is unaffected by the above variables, this is how the process should go.

  1. Material Delivery
Your roofing materials arrive 24-48 hours before the scheduled installation, ensuring everything is ready for a smooth start. Our team coordinates delivery to minimize disruption and keep your project on track.

  2. Roof Tear-Off
Removing the old roof can be messy, but we take precautions to protect your property. All landscaping is prepped, and we recommend moving breakables out of harm's way. This step strips the roof down to the decking, setting the stage for a strong foundation.

  3. Shingling
Once the old roofing material is removed and the roof deck is prepared, our experienced crew begins installing your new roof. This includes laying down underlayment for added water protection, installing proper flashing around vents and chimneys, and carefully placing each shingle according to manufacturer specifications. Our skilled installers work methodically to ensure proper overlap and secure attachment, creating a watertight seal that will protect your home for decades.

  4. Clean-Up
We maintain a clean job site throughout the process, but final clean-up is thorough. All trash, debris, and metal are collected, with magnets ensuring no stray nails are left behind—leaving your property as pristine as we found it.

  5. Walkthrough
Quality is everything. Our onsite superintendent and project manager conduct a final walkthrough to ensure every detail meets code and NexGen standards. We address any punch-out items so your new roof is built to last.

What's Next?

That's it! These five steps are what you can expect in the 24 hours before and after your brand new roof is installed in your Jacksonville home. Make sure to ask your contractor important questions about delivery dates, timeline of construction, and final walkthroughs.
